BIG Legacy Fund II purchased the Rockwall, TX Baylor Scott White surgery center in September 2023 for $5.5 MM. The lease expires in September 2026 and the tenant has one 10-Year renewal option remaining with 2-4% annual increases on CPI.

3,200 SF of operating rooms were built and paid for by Baylor Scott White at their own cost and expense. BSW has indicated that they desire to extend lease to 10 years. Tenant currently performs 8,400+ surgeries per year at this location, with over $85 Million in revenue.
