INVESTMENT STRATEGY

Acquired parcel totaling ~104 acres in Ft. Pierce and entered into a joint venture with Scannell Properties in Fall of 2022 to develop the site. We are under contract to sell 40 acres to General RV in June 2025 and have preliminary interest from a national grocery chain for a packaging and distribution facility on 30-60 acres.

The site is strategically located in St. Lucie County and zoned for Commercial Parkway use, making it ideal for industrial development. Close to major transportation corridors and positioned within a rapidly growing area, the site offers an exceptional opportunity to capitalize on local economic expansion. Divisible into 10-acre sections, it provides flexible options to meet a variety of development needs.

PROJECT OVERVIEW

Kings Highway Commerce Center is a 390,000 SF Class A distribution center offering up to 202,000 SF of contiguous spec warehouse space, divisible down to 40,000 SF. The development includes two buildings: Building I totals 188,000 SF, while Building II offers 202,000 SF. Both facilities will feature 32′ clear heights, rear-load configurations with dock-high and drive-in loading doors, ESFR sprinkler systems, and durable tilt-wall construction—designed to meet the demands of modern logistics and distribution operations.

The 30-acre property will feature 135′ truck courts with dedicated trailer parking, truck stalls, and 206 car parking spaces. Ideally located in Florida’s Treasure Coast, the site sits conveniently between Florida’s Turnpike and I-95, with a Pilot Flying J diesel refueling station and truck stop less than a mile away.
